Pre-Offer Inspections
How many times have Realtors experienced a deal go sour, or have to back in to negations after the Pre-Purchase Home Inspector has performed his inspection and report of property condition? This is huge hassle for the prospective purchaser as well as for the selling and listing Realtors. By this time in the purchase procedure the purchaser has spent much time in submitting an offer and gaining acceptance of the offer. Expense has been paid as well, especially to the Home Inspector that cannot be recouped. Finding property deficiencies at this point is not something either side wants to deal with…but happens quite often….
We have the ability to either eliminate or at least provide some safeguards to avoid this situation. We offer a “ Pre-Offer “ Inspection service to the clients we represent once they have zeroed in on a property they wish to pursue the purchase of. One of our Certified Inspectors can do this preliminary inspection and most likely detect any major deficiencies that may exist. They will also provide an accurate statement of overall property condition. This information can prove valuable in determining a fair offer price , and most likely save everyone a lot of time, money and aggravation.
Note : We do NOT perform Pre-Purchase Inspections for any client purchasing property with one of our Agents. We recommend the client contact an outside professional inspection firm for the purchase.
