Property Management
Our Property Management team is one of the best in the business. We only accept clients that have the same values and high standards as we do for the properties we offer. Our properties are exceptionally clean, in perfect condition of repair with all mechanical systems in good functioning order. When you offer properties like this you will draw in tenants with the same high standards.
We have a team of State Certified Inspectors as well as a State Certified Building Contractor on staff that can perform property inspections and condition evaluations. We can also perform “ in house “ the necessary repairs that may be required to bring the property up to standard. We also have our own cleaning staff that make our properties spotless clean.
We can provide any and all Insurance Inspections required for our clients to insure they are receiving the lowest premiums available and are in complete compliance with the underwriters standards.
We have a very detailed tenant screening process to help insure we obtain both creditworthy and trustworthy tenants. We then set up a solid, friendly relationship between tenant and Property Manager and provide them with all contact information to reach us for a quick service response to any of their needs.
The following are some of the complaints we have heard from some tenants that have rented properties through other Property Management firms…..these will NEVER happen on our watch:
- Premises was not clean
- Light bulbs burned out
- No filters provided for the A/C or (existing filters dirty)
- Hot water did not function correctly
- Leaks under sinks
- Tub/shower controls broken or leaking
- Tile grout & caulking black & moldy
- Toilet tank loose or bad or dingy toilet seat
- Kitchen faucet leaking
- Cabinet doors loose and off the hinges
- Interior doors not properly adjusted won’t latch
- Window screens missing & blinds not functioning
- Windows do not function and or leak
- Interior painting is sloppy…no masking or cutting in

Initial Inspection & start up $ 200.00
Monthly management 10 % monthly rent
Leasing compensation ( new lease ) 65 % monthly rent
Lease renewals 25 % monthly rent
